How It's Calculated

The USDA monthly payment is calculated in three steps:

1. Base loan amount = Home Price − Down Payment (0% allowed)
2. Total loan amount = Base loan + Upfront Guarantee Fee (1% of base loan)
3. Monthly P&I = M = P × [r(1+r)^n] / [(1+r)^n − 1]
   where P = total loan amount, r = monthly rate, n = months

Total monthly payment = P&I + (Property Tax ÷ 12) + (Insurance ÷ 12)
                       + HOA + Monthly Guarantee Fee

USDA fees:
  • Upfront guarantee fee:  1.00% of base loan (financed into loan)
