How It's Calculated

The FHA monthly payment is calculated in three steps:

1. Base loan amount = Home Price − Down Payment (min 3.5%)
2. Total loan amount = Base loan + Upfront MIP (1.75% of base loan)
3. Monthly P&I = M = P × [r(1+r)^n] / [(1+r)^n − 1]
   where P = total loan amount, r = monthly rate, n = months

Total monthly payment = P&I + (Property Tax ÷ 12) + (Insurance ÷ 12)
                       + HOA + Monthly MIP

Annual MIP rates (paid monthly):
  • 30-year, LTV > 90%:  0.55% of base loan
  • 30-year, LTV ≤ 90%:  0.50% of base loan
  • 15-year, LTV > 90%:  0.40% of base loan
  • 15-year, LTV ≤ 90%:  0.15% of base loan
  • High-balance loans (over $766,550): add 0.05%
