How It's Calculated

The ARM initial payment uses the standard amortization formula:

M = P × [r(1+r)^n] / [(1+r)^n − 1]

Where:
- M = monthly payment (principal + interest) during fixed period
- P = loan amount (price − down payment)
- r = monthly interest rate (initial rate ÷ 12)
- n = total number of payments (years × 12)

After the fixed period, the rate adjusts based on:
  new rate = max(previous rate, index + margin) − capped at min(new rate, initial rate + lifetime cap)
  per-adjustment cap: new rate cannot rise more than adjustment cap each year
  new payment = P_remaining × [r_new(1+r_new)^n_remaining] / [(1+r_new)^n_remaining − 1]

Where P_remaining is the outstanding balance at the time of adjustment and
n_remaining is the number of months left in the term.

Example: $400,000 home, 20% down, 5.5% initial rate, 5/1 ARM, 2%/5% caps, 30 years
